Everyone tells you to get a home inspection. Almost nobody tells you what that actually means.
Here's the simple version.
An inspector walks through and checks the major items. Roof, foundation, furnace and AC, electrical panel, plumbing, signs of water damage. The stuff that can cost you five figures if it's wrong.
But here's what most buyers don't realize: it's a visual inspection. Nobody's opening up walls or digging under the floor. If there's a problem hidden behind drywall, it can slip through.
And here's the part that actually surprises people. In Ontario, home inspectors aren't licensed. Anyone can call themselves one. That's exactly why who you hire matters more than most buyers think.
An inspection doesn't guarantee a perfect house. It lowers your risk. It doesn't erase it.
Think of it as real insight into the bones of the home, so you're walking in with your eyes open on what you're actually buying.
If you're buying soon and want to know what to actually look for in an inspector, send me a message. Happy to walk you through it.
